Bam to use off-site to build Marlet apartment block in Dublin’s Docklands

Property developer Marlet has appointed Bam Ireland as main contractor for its One Lime Street residential scheme in Dublin’s South Docklands.

This development will have 216 one- and two-bedroom apartments with private balconies or terraces, landscaped communal spaces amounting to 13,000 sq ft, and other amenities.

A U-shaped block built around a central courtyard, it will be built primarily in brick to fit in with the area. Bam will use modular techniques, with the superstructure, bathrooms and balconies manufactured off-site.

Work starts this month, with a completion date set for the second quarter of 2022. Bam Ireland chief executive Theo Cullinane said: “Advantages of off-site construction include a reduced construction period, less operatives on site, better environment for social distancing and minimal disruption to local residents.”

In light of the coronavirus pandemic, Marlet said microbicidal paint will be used on washroom and shared area walls. Antibacterial door hardware and touch-free building access have also been specified.

Home-working areas will also be incorporated. One Lime Street is part of a new Quayside quarter consisting of four of Marlet’s developments.
