BAM scores big in Manchester again with £73m prestige office job

Developer Allied London has handed BAM Construction a £73m design and build contract for No.1 Spinningfields in Manchester.

The new building will go up on the site of Quay House on Quay Street, which is currently being demolished. Set within the Spinningfields business district, the 24-storey building will be “the finest and highest specified building in Manchester”, the developer boasts. It will provide more than 24,000m2 of office space with floor plates of up to 2,300m2.

No.1 Spinningfields has been designed by architects Simpson Haugh & Partners with technical detailing by Axis.  It will have a glazed façade and has been designed to have a BREEAM ‘Excellent’ rating.

The development comprises a podium that cantilevers over Quay Street and Byrom Street, with a smaller cantilever over the Hardman Square entrance. A pedestrian route through the ground floor will provide direct access between Quay Street and Hardman Square.

BAM Construction is expected to start the 97-week build programme in June.

The client team includes Gardiner & Theobald as project manager and cost consultant and Mott MacDonald as the façade engineer.  The design team now novated to BAM includes Roc Consulting as civil and structural engineer, Grontmij as the building services engineer and Axis.

BAM Construction director Tony Grindrod said: “We are delighted to have been chosen to deliver this high profile building, which follows our other prominent Manchester projects like the Co-Operative Group HQ at 1 Angel Square, Manchester City’s Football Academy and the National Graphene Institute. We will bring to it the same first rate skills, attitude and expertise.”
